Investment Property
- These are non-occupied properties. They usually include points on the closing fees or to avoid paying points, the lender may charge you a higher interest rate. I have encountered lenders who do not charge the points or additional fee if the LTV (Loan to Value) or down payment is significant.
- Investment property financing that is not commercial financing may include a single family residence, duplex, triplex, or quad unit.
- Generally, lenders require 10% down on investment properties. I have lenders who will do a 100% purchase, no money on the downpayment, with the appropriate credit and other qualifying criteria.
